How do I set goals and a strategy for my property portfolio?

Start with the end result you want, such as a target passive income, equity or number of properties by a certain year, then work backwards to what each next purchase needs to achieve. Write the strategy down, check your actual numbers against it at least once a year, and adjust when your income, the market or the tax rules change.

Step 1: Define the end goal

Make it specific and dated. For example:

  • "$80,000 a year in net rental income by 2040"
  • "$1.5 million in equity by age 55"
  • "Own my home outright and hold three investment properties"

Step 2: Know where you are now

You can't plan the route without a starting point. Pull together, for every property:

  • Current value, loan balance and equity
  • Cash flow, after all costs
  • Usable equity, and your borrowing capacity (your broker can help)

Step 3: Choose your approach

Most investors lean one of two ways, or mix them over time:

Approach Focus Typical trade-off
Growth Properties expected to rise in value Often lower rental yield, so more cash topping up
Yield Properties with stronger rent relative to price Often slower growth in value

There is no universally right answer. It depends on your income, timeframe and how much cash flow you can carry. The 2026 tax changes may also shift the balance, so talk to your accountant before deciding.

Step 4: Map the next steps

Write down the next one or two purchases: rough timing, budget, the type of property, and what has to be true first, such as a deposit saved, equity available or a loan paid down.

Step 5: Review it regularly

Set a review date at least once a year, and after any big change such as a new job, a sale, a rate rise or new tax rules. Compare your actual numbers to the plan and adjust.

Common traps

  • A goal with no date or number
  • Buying without checking that the property moves you towards the goal
  • Never revisiting the plan after the first purchase
  • Ignoring cash flow while chasing growth
