What is a property portfolio tracker, and do I need one?
A property portfolio tracker is software that keeps the numbers, loans, dates and documents for all your investment properties in one place, and shows how the whole portfolio is performing. You probably need one once you own two or more properties, or when you can no longer answer "what is my total equity and cash flow today?" without digging through spreadsheets and emails.
What a tracker does
- Keeps one record per property: purchase details, current value, loans, rent, costs and key dates
- Adds everything up across the portfolio: total value, total debt, equity and cash flow
- Reminds you before things fall due, such as fixed rate expiries, lease ends and insurance renewals
- Stores documents like contracts, leases, insurance policies and depreciation schedules
- Helps at tax time by keeping income and expenses organised by property
Signs you need one
- You own, or plan to own, more than one property
- You have more than one loan, split or lender
- You have missed, or nearly missed, a fixed rate expiry or renewal
- Tax time means hunting through emails for receipts and statements
- You can't say quickly which property costs you the most each month
When a spreadsheet is still enough
With one property, one loan and a simple setup, a well-kept spreadsheet can do the job. The trouble starts when the portfolio grows. Each new loan, split or manager adds more tabs, formulas and manual updates, and one wrong cell can quietly throw out every total.
What to expect from a good tracker
It should be quick to set up, clearly show cash flow and equity per property and in total, handle different ownership structures, and let you get your data out if you leave.
How Opulo fits
Opulo was built by a property investor who outgrew his own spreadsheets. It tracks cash flow, equity, loans, documents and alerts for every property in one dashboard, and it is free to get started.
